This project will be a 2 story all brick addition to match the home.

Downstairs in the addition will be another family room along with a new mudroom that will be part of the existing garage.

Upstairs in this addition will be a new exercise room/office.

This addition is utilizing TJI I-joist for longer spanning and matching the existing joist.

Framing will include 10′ ceiling downstairs and 9′ ceilings upstairs

Floor joist are in and ready for 3/4

Concrete for the footings is a ready mix 3000 psi.

Here is a before and after photo of a recently completed addition near Belgrade in the Midlothian area of Chesterfield Co.

This addition measures 19′ x 24′ and contains a 19 x 14′ bedroom as well as a walk in closet and a full bathroom.

The upstairs of this addition will be used as a storage space for now and has plumbing installed for a future bathroom.

Here are some progress photos of siding being installed on an 19′ x 24′ addition that we are working on in the Midlothian area.

We are using PVC trim for all cornice work and prefinished Hardi Plank 8″ smooth beaded siding of all sidewalls.

Here are some completed photos of the roofing that has been installed on this master suite in Midlothian Va.

Roof sheathing for this project is a 5/8″ thickness for the weight of the matching GAF Camelot 50 year shingles

We installed Stormguard ice and water shield on all overhang areas and 15 lb UL felt for the remaining roof

Here are some progress photos of the framing for this 19′ x 24′ Master suite in Midlothian Va.

Framing for the floor begins with a triple 2 x 10 pressure treated girder beam along with 2 x 10 floor joist spaced at 16″ on center.

3/4″ Tongue and groove OSB flooring is installed using subfloor adhesive along with 8 d Hot dipped galvanized nails.

Walls are framed with 2 x 4 studs also spaced at 16″ on center. Headers are framed with 2 king studs and doubled 2 x 8′s

Ceiling/floor joist for the second floor are 2 x 8 spaced at 16″ and 12″ on center due to clear spans for the 1st floor.

Roofing rafters are 2 x 12 spaced at 16″ on center with a LVL (laminated beam) for the ridge

All walls are covered with a vapor barrier backer.

Roof sheathing 5/8″ thick for the GAF Camelot 50 Year shingles.

This addition will be a 19′ x 24′ master suite on the first floor and an unfinished attic area plumbed for a future bathroom.

The foundation consists of 10″ base block followed by a 6″ block above grade with a brick veneer.

Statesville brick were used for the veneer with Roanoke type S mortar.

18″ galvanized anchor bolts are installed according to the Va statewide building code. 

Treated sill plates will be installed on the foundation bolts.

Next we will grade the interior and exterior as well as install the foundation controlled crawlspace insulation so check back soon.

Here are some interior photos of the construction progress inside this new 2 story addition in Hanover County.

After insulating we removed windows and reconfigured the 2nd floor interior floorplan for access to a new bedroom and added 2 closets.

Sheetrock was installed which was glued and screwed instead of a least costly nailing of the wallboard that many contractors do to save money.

We are now installing interior trim and painting so check back as we will be posting more photos of this and other projects.
