We have removed the downstairs wall and have framed a portion of the garages  interior space.

A 3 member LVL beam was installed in ceiling of new addition in order to hold up the existing 2nd floor

The interior space will be a play/media room and include a full bath as well as a mudroom area.

Here are a few photos of completed new brick landings and steps installed.

The stairs are matching Triangle Portsmouth brick and will have a stamped concrete pads for the landings.

Railings for the landings and stairs will be black powder coated aluminum.

The brick we are using is a special lot of Triangle Portsmouth over sized.

All square top windows have steel lintels installed while elliptical window have a round top soldier course of brick which is self supporting.

After waiting on brick to come in we have now started on the brick veneer.

The brick we are using is a special lot of Triangle Portsmouth over sized.

Brick veneer for new addition has started

One side of addition is completed and now moving to the rear

Here are final photos of a porch conversion in Richmond Va

This is a 3 season room project was completed a few years ago and we are now changing the space into a finished living space.

Adding new construction windows, removing vinyl siding, alter  existing framing and adding HVAC ducts to this porch are part of what we are doing on this project.

During the 1st project we knew that we were going to convert the space into a continuation of the home so we installed insulation and other modifications that would make this phase less costly.

Sheetrock has a 1/2″ thickness and is installed on all walls inside of the new room.

Interior primer and paint was applied  by RBM and colors were supplied by the home owner.

Here is photo of the completed shingles on this 2 story addition in Goochland Co.

The fiberglass shingles are matching Certainteed Centennial Slate in the color of Plymouth Rock with a 40 year warranty.

Our roof system includes Ice and water shield at all overhangs and valleys.

Copper flashing in the valleys and ridge vent for ventilation.

The windows are a matching composite wood style window manufactured by Plygem.

Options for these windows include GBG muntin bars and a  completely composite frame and mouldings for the look of wood and the longevity of  maintenance free products.

Here is a project that we are working on in Goochland Co.

This project will be a 2 story all brick addition to match the home.

This addition is utilizing TJI I-joist for longer spanning and matching the existing joist.

Framing will include 10′ ceiling downstairs and 9′ ceilings upstairs.

Wall framing for this project is 2 x 4′s spaced at 16″ on center.

All windows and door openings have 2 x 8 headers.

Hip rafters are 12″ LVL beams and rafters are 2 x 8 and spaced at 16″ on center

Upstairs in this addition will be a new exercise room/office.
