Hanover  porch project

Here we removed the existing decking and railings to build this virtually maintenance free 3 Season Porch with retractable EZE-Breeze panels. The panels in this porch open vertically and can be opened from the top or bottom allowing for flexibility to obtain any level of ventilation desired. With this porch system you can bring the outdoors in and keep the pollen out. This porch has a vaulted ceiling, ceiling fan, gfci outlets, and matching beaded vinyl siding, PVC accent trim, vinyl lattice and 25 year 3 tab asphalt roof shingles match those on the existing home. Maintenance free gable roof, screen room and deck.

This project incorporated some of the finest materials available on the market they included Timbertech Composite decking which was ran at an angle, to accomplish this we needed to run additional framing to deck substructure for changes in direction of the deck surface. The railings are maintenance free T-rail style that look and feel like freshly painted wood. Solid PVC accent boards and lattice trim out the entire exterior of the porch for a finish that will never need painting  just a seasonal wash down. Screen-Eze screen tracking was the screening product of choice for its low service an ease of replacing screening as needed (no spline no rollers). Here are a few photos of the framing and roof system being installed for a 16 x 22 screen porch in Chester Va. Post will be a box column and multi member beams with receive an aluminum wrapping.  The porch will have a gable style roof set at a 4/12 pitch. Gable end will have a barge soffit rafter installed to create an overhang to shed water. Shingles will be Atlas dimensional with a 35 year warranty.

This is a photo showing 12″ x 12″  brick piers being installed for this maintenance free screen porch and deck. The brick that we are using is a Triangle Key West over sized brick and gray type S mortar to match the home. The foundation height will be even with the interior of the home for a smooth transition from interior living space to the new porch and deck. Here is a photo of the start of a new maintenance free screen porch and deck that is located in Chester Va. The work area will be a combined porch and deck area of 16′ x 38′ and will feature Timbertech composite flooring.  The photo is a view of the footings that have been dug for the brick piers that have been installed as you read this post. More posts will follow soon with further details and products that will be used for this project.

This project consisted of taking an existing open porch and remodeling it. The remodel included relocating the stairs with a new Timbertechcomposite landing with PVC accent boards around band boards and toe kicks, covering over the existing pressure treated floor with ceramic floor tile which included a square border with diagonal field tiles. All the wooden post including the newly added post were wrapped with PVC aluminum trim. We also removed all the pressure treated railings and replace them with new white powdered coated aluminum railings along with a gate for animal control. Screening product for this was Screen-Eze which an aluminum more serviceable product than other vinyl maintenance free screening options on the market. More photos are available on this project. This home is in Chesterfield Va. We built this 17′ x 22′ custom screen porch which includes masonry pier style foundation, stamper concrete patio and vinyl lattice. Porch post and framing have been clad in aluminum and PVC trim. The landing and steps are done in Timbertech composite decking and railings. Eze-Breeze sliding panels were also installed on the exterior porch walls that can be opened and closed as a 3 season room. All beaded vinyl siding and dimensional roofing were match to the exact original specifications. The porch roof has an 8/12 pitch to match the original design of the home so that it “looks like it has always been there”. We have other progress photos of this project on previous posts.
