Here are a few photos of before and completed footings for a 16 x 20 detached garage in Powhatan County Virginia.

Footing trenchs for the garage were excavated to a minimum depth of 18″ and 20″ in width.

Concrete was placed in footings that met 3000 psi and a 8″ thickness.

This garage will have a brick and block foundation and will be framed with 2 x 4 walls and 10/12 storage trusses.

We will be installing matching vinyl siding, trim and dimensional shingles to match the home.

These are some photos of the progress over the last week at this project.

The top photograph shows the room trusses that were installed utilizing a crane.

The next photo shows roof sheathing has been installed, notice that all walls are covered in OSB which exceeds Va state building code.

The last 2 photos show the new valley extension over the original roof  and the new GAF/ELK dimensional high definition shingles have been applied on the roof deck. The exterior is also ready for a veneer inspection all walls have been covered with TYPAR house wrap and all windows and doors have both head and sill flashing as well as sealant tape around the perimeter.

On this project we removed the existing siding, garage door and man door. We framed up the openings with conventional framing. The new door is a 6′ fiberglass french doors that have blinds between the glass with and 1′ sidelights We have resided the exterior with 9″ beaded siding to match the remainder of the buildings siding.

We will be installing a new thru the wall unit HVAC with remote control and reconfiguring the existing light placement in the garage as well. Most of the walls were already had insulationand sheetrock so we will be adding the necessary insulation and adding a new sheetrock veneer.

Here are some photos of a completed attached garage here in Richmond Va. The garage is 16′ x 24′ and has an attached breezeway. We removed 1 tree the existing fence and dug footings to a depth of 24″ and placed 3000 psi concrete in trench.

We used a brick and block design which included a stem wall for the foundation, due to the age of the foundation we used a blend of 3 different bricks to achieve the original look. Framing was done with pressure treated plates and 2 x 4′s spaced at 16″ on center and a braced wall design. We used 4/12 trusses for the roof to match the front porch area on the home. Shingles are an asphalt base and have a 25 year warranty. The siding is a matching dutch lap cream colored siding and matching white vinyl, aluminum cornice and seamless gutters.

The window is an all vinyl new construction double hung with contour grids and half screens. The garage has 2 man doors and 1- 12′ insulated garage door with decorative accent glass and an automatic garage door opener. The electrical package starts with a 60 Amp sub panel that is supplied from the original panel from the home and has a variety of switches, lighting and outlets. The interior of the garage has 5/8″ 1 hour rated sheetrock on the house side as a fire-block.

We poured a broom finished concrete floor with a gravel base and also removed and added some area to the driveway. Finally we added topsoil, grass seed and reinstalled the split rail fence.

These are photos for an attached garage in Chesterfield Co Virginia that we started recently. The garage will be a 24 x 30 attached design with a brick veneer on the front and side. The garage will also have a storage area with permanent stairs and access through the existing utility room. More information and photos will be added soon.

Garage framing is completed and ready for shingles

Trusses have been set and the roof sheathing is ready for shingles. We also have applied the vapor barrier for the Charter Oak Revere vinyl siding and aluminum trim to match the home.

Attached garage footing have been dug and concrete poured.

Garage foundation is completed and the framing is going up.

These are some progress photos of an attached garage that is at the framing stage. We dug the footings last Tuesday (9 days ago) and since then we have poured the concrete, installed the brick and block foundation using the braced wall designs set forth by the Va uniform building code, placed the gravel base for the concrete slab in the interior and have framed up the exterior 2 x 4 walls. Trusses were  set on Thursday and the roof will be applied this weekend. Please check back as we will be updating this and other projects daily.

Vinyl siding is being installed on 30 x 30 garage

We have now completed over half of the vinyl siding on this garage project. The siding on the garage is double 5 straight lap siding from Certainteed Building Products. The fascia and rake boards are PVC coated aluminum and match the newly installed siding.

Progress photo with shingles and windows installed

This new 30 x 30 garage has new Owens Corning http://roofing.owenscorning.com/ 3 tab fiberglass shingles installed with ice and water shield as well as vent ridge with cap shingles. The exterior has a Typar http://www.typar.com/vapor barrier and Atrium http://www.atrium.com/new construction vinyl double hung windows. Job site is maintained daily for safety and curb appeal to the customer and the neighbors. we will be installing vinyl siding soon so check back soon.
