The upstairs space boasts a spacious 14′ x 27′ space including a full bath and is and ready to move furniture in.
Downstairs the new 10,000lb car lift has been installed and is ready for cars and tools to be moved in as well.
The exterior has a matching brick foundation with prefinished Hardiplank cement siding.
A new driveway was installed as part of this project.

Below are some recent installation photos of new garage with living space in Henrico.
After insulating we are now applying sheetrock to all walls and ceilings in both the upstairs and downstairs.
The upstairs sheetrock is 1/2″ thick and the downstairs boards that adjoins living space must be a fire rated for at least a hour.

The roofing for the garage includes Certainteed dimensional shingles were installed.
All of our roofing systems include Ice and water shield at overhangs as well as valleys, ridge vent, new pipe collars and flashing.

The roof pitch is a 12/12 with a 10′ double dormer. All eave areas will have storage space that will be insulated.
Upstairs in this garage will be a finished space that will have a full bathroom and a spacious 14′ x 20′ common area.

Here are a few pictures of progress and completed foundation for a new 24 x 28 garage off of Forest Ave in Henrico Co.
The footings were dug to a depth of 18″-36″ and at a 20″ width.
In the trench for the concrete we placed 3000 psi ready mixed concrete.
The concrete for the footings are a minimum of 8″ thick and are stepped for sloping grades.
The foundation has 10″ base block with a 6″ block above grade and a brick veneer.
Brick to match the home is manufactured by Cunningham over sized brick and C81 mortar is Type S from Flamingo.
The slab has a 4″ base of compacted stone with exterior expansion joints and has a 6 mil vapor barrier installed.
Due to the slab height being lower than the outside grade we had to water proof the foundation.
Waterproofing includes molten tar, gravel, silt fabrics and drain tile.
Next we will install the framing so check back soon.

Here is a progress photo of this new garage we are building in Chesterfield Co
Wood framed walls have 2 x 4 top and bottom plates and the framing is 2 x 4′s spaced at 16″ on center.
The walls are sheathed with 7/16″ continuous OSB plywood.
The upstairs floor joist are 16″ TJI wooden engineered I beams.
All window openings are flashed and ready for installation.
Our roofing systems include ice & water shield at all eves and UL rated felt for the field.
Ridge vent is included for a continual air flow to aid in extending the life of the roof.
The shingles we used for the roof are a 3-tab style and carry a 25 year manufacturers warranty.
