Below are some photos from a recently completed structural wall removal project in Midlothian Va.
We had an engineer calculate roof and second floor loads on this 2 story colonial style home. Engineered LVL beams were used to span a distance of 19′ across these 2 rooms to create 1 large room. LVL engineered lumber comes 1 3/4″ in widths and a multitude of heights. Beams sizing can be determined by either the number of members that are bolted together 0r the height size of the lumber (i.e.-3-14″ members can handle the loads of 2-18″ members).
The project started by procuring a Building permit from Chesterfield Co. Sheetrock was removed from center wall and existing electrical was relocated to adjacent walls. Recessed ceiling lighting was installed on each side of the HVAC duct work. Temporary walls were installed to hold the 2nd floor while we installed the beam work to hold the upper floor and roof loads. Sheetrock and trim moulding was reinstalled. The floor was removed from one side of the room and was reset covering the areas where the interior walls once were.

Before, during and after pictures of new basement door being installed in concrete and brick wall of basement.
We excavated earth berm that was placed against rear wall of home.
Poured concrete wall with brick veneer that was removed was over 12″ thick.
Altered opening had brick rowlock header and sill with sides re-toothed in for finished edges. The door that we installed was a Therma-Tru Smooth Star 15-lite french door.
Future patio will be installed in the spring.
Interior wall removal before and after photos. We combined 2 smaller room and created 1 large room by removing this interior wall. Our process started by removing the Sheetrock between the room and relocated the electrical wire to new locations in nearby walls.
A temporary wall was built to support the ceiling as we removed the framing and installed a new header across the new opening. New Sheetrock was installed between the rooms and new trim wall installed using bendable moulding for the arch. Most walls in your home can be removed or altered so contact us so we can discuss the possibility and limitations of your interior expansion.
