Here is a before and final photo of a maintenance free screen porch project that we are working on in Richmond Va.
The existing 14′ x 14′ deck and adjacent landing was removed and disposed of.
The new maintenance free screen porch will be 14′ x 16′, a 8′ x 8′ grill landing and set of stairs to the ground.
The existing configuration though wider to avoid the kitchen window will be utilized as the design is convenient for driveway access.
Floor and beam framing is made of 2 x 10 and 2 x 8 pressure treated material.
Premium 5/4 decking was used for both the porch and the adjacent landing.
Support post and beam for the roof are vinyl sleeved 6 x 6 post with doubled 2 x 8′s that will be wrapped with aluminum trim.
Rafters are 2 x 8 traditional framing for the vaulted ceiling that will be covered in vinyl as well.
Roofing is a matching 3 tab asphalt 30 year shingle with ridge vent installed.
Vinyl siding on this project is a d-5 straight lap style.
New vinyl railings, lattice and PVC exterior trim is installed on all exterior posts and band boards.
The screening product for this project is Screen Eze which is much more user friendly that the products in your local Big box store.

Here are a few photos of a deck that we are building in conjunction with a Florida Room.
Existing size of the deck was a 12 x 12 and we added the brick columns and new framing for the enlarged 13 x 14 deck sizing.
The deck has Timbertech evolutions composite deck installed with Tiger Claw hidden fasteners.
Rails for this project are a white T-rail style with square pickets and have aluminum stiffeners installed in them for added strength.
PVC accent boards have been installed around the perimeter and face of the stair stringers.
Lattice and siding will be installed soon on the addition so check back soon.
Chesterfield screen porch and deck project getting to final stages. We have installed vinyl railings that were produced by carolina vinyl products http://www.carolinavp.com/products2.asp?Cat2=368 and are now finishing the Certainteed cement based siding http://www.certainteed.com/products/siding and vinyl cornice. After painting the cement siding we will be installing the screen eze http://www.screen-eze.com/ tracking in the next few days. Final photos will be posted soon.
Roof framing is a shed style roof with an accent gable over the landing at the top of the stairs. All cornice and beams will be wrapped with PVC coated aluminum. The shingles that were installed on this Chesterfield screen porch are Certainteed weather wood dimensional shingles. A water proofing membrane was installed on roof deck for prevention of ice migration in the winter.
The deck is now getting structural white vinyl railings.

Hanover porch project
Here we removed the existing decking and railings to build this virtually maintenance free 3 Season Porch with retractable EZE-Breeze panels.
