This project includes a Florida room and deck extension.

Due to current building codes for braced wall designs a local engineering firm reviewed our framing design.

The framing for the floor includes pressure treated band boards, sill plates, 2 x 10 floor joist spaced at 12″ on center and 3/4″ T & G OSB subflooring that is glued to floor joist .

Walls are framed with 2 x 4′s for walls, 2 x 8 headers for windows and doors and 1/2″ OSB sheathing for the exterior of the entire structure.

Rafters for the vaulted roof are 2 x 10′s to accommodate a higher R value for insulation in the ceiling.

Here are a few photos of new vinyl siding on a 2 story home in Deer Run subdivision.

We installed Double 5 straight lap Variform  siding and 1/4″ foam board backer on the entire home.

All of the cornice work was trimmed with vinyl soffit material and all window casings, door casings, rakes and fascia boards are covered in aluminum.

New seamless aluminum gutters and downspouts have been installed using screw hangers.

We also built a new addition on the rear of the home that we have also featured on this blog.

Today’s sliding glass doors are not the doors that you grew up with.

Now the doors require certain levels energy efficiency mandated by local building codes/

The sliding doors that are built now are made with many different products such as fiberglass, vinyl, aluminum, and wood.

Some of the options that doors come in include a variety of grid styles, Blinds between the glass, glass coatings for UV and personal safety such as obscure glass.

Here are some more photos of the Hardi Plank siding remodel. This project is complete and we will be posting the final photos in the next few days. Please feel free to comment or ask questions on any of our posts.

Hardi-Plank restoration project in Chesterfield Co has started. We are installing  prefinished cement siding on the new addition as well as existing home. The prefinished color that we the customer choose was Monterey Taupe and the style is cedar mill. Cedar mill siding does not have a bead and has a wood grain texture. We will be posting even more photos so come back and see the progress.

Framing and wiring is being completed in these interior photos of a 2nd story garage addition. The room above the existing garage was framed in after the existing roof was removed to build the 2nd floor. An existing closet was removed for the access point to the new game room.n the room we ran new HVAC trunk and supply lines from the existing trunk line in the attic space of the home. We also relocated the gas service, hot water heater and HVAC vent stacks to accommodate the interiors floor plan. Insulation and drywall is coming next so look for the photos soon.

Now that the floor has been installed, We stripped the existing siding from a portion of the most of the garage. The walls on the 2nd floor are framed with 2 x 4′s and covered with a vapor barrier on the sidewalls. Window openings have 60 mil polyethylene flashing placed at the sill and header. Trussed are laying on top and ready for installation.

Trim work on this addition is Vinyl soffit material for the overhangs and custom bent PVC coated aluminum trim for all fascia and rakes. The gable on the sidewall is covered in Double 5 vinyl siding to match the other siding on the home. Now we need to build the deck on the rear which will be completed soon.

The Master Suite addition in the Bon Air  section of Chesterfield Co Va now has brick veneer completed and aluminum cornice trim is being installed.

The brick that we used is a Lawrenceville #111 modular sized brick. Brixment old colonial mortar is the matching color of the existing home.

When installing a brick veneer on any structure first you need a vapor barrier on all walls. All windows and doors have PVC flashing and steel lintels installed above them.

To keep the brick fastened to the home all ties are attached to the home with galvanized roofing nails and the corrugated ties are bent and placed in between every 5th mortar joint. Mortar joints are striked for a completed finish on the exterior.

We are also now installing smooth aluminum trim coil that is custom bent on site for the door casings, box bay window, fascia and rake boards.

Below is a photo of the master suite addition that we are building in the Bon Air are of Chesterfield Co. Virginia. The walls are framed with 2 x 4 wooden studs spaced at 16″ on center. Headers are doubled 2 x 8 of greater depending on load calculations. Rafters are 2×10 given today’s required insulation values for energy codes that are in the Virginia Uniform Building Code which are a minimum of r-38 for ceilings. The rear wall of the home is going to be removed so engineered LVL lumber has been placed as headers in the ceiling and rear wall of the home. The purpose of the LVL beams is to carry ceiling and rafters loads for spanning distances for the newly designed floor plan. More photos will be coming soon so check back often for updates on this and other projects.
