Here are some final photos of screen porch conversion to a 3 season room in Hanover Co

We removed the existing screen and screen framing.

Then  we removed the structural post and installed new vinyl sleeves over the post and reinstalled.

New framing was installed and wrapped with smooth aluminum trim that was custom bent on the job site.

Plastic was then hung up to keep the weather out and the heat in for the tile floor that we installed.

The tile is 12″ x 12″ ceramic tile spaced using 3/16″ grout spacers.

Sunspace vertical 4 track panels were installed using silicone sealant and fastened with self-tapping white screws

The doors are self storing  and have built in screens with satin nickel hardware.

Here are a few photos of a screen porch conversion to a 3 season room after installing the Sunspace sliding panels.

We first removed all the screening and associated framing from the porch.

Then added new framing as needed to accommodate the new Sunspace panels.

All of the framing members are wrapped with PVC coated aluminum for a maintenance free porch.

The Sunspace panels have aluminum frames which come in 7 different colors unlike other brands on the market and a clear vinyl glazing which is a choice of the 3 available from Sunspace

Panels are installed using a combination of silicone caulking and weatherproof screws.

We took this existing screen porch and removed the wood and staple screening system. Aluminum trim coil was used to wrap the existing post and new framing lumber for a maintenance free porch. PGT eze-breeze sliding panels were installed with clear glazing for unobstructed views of the yard and surrounding properties. Another exterior view of new porch in Richmond

These are the final photos of a 3 season Eze-breeze  in Richmond Va. We utilized the existing deck and expanded it to a size of 12 x 26.  A gable style roof was stick built in which we installed 2 Velux http://www.velux.com/   glass skylights. We then screened it in with Eze-Breeze http://www.pgtindustries.com/  sliding panels. Roofing materials are 3 tab Certainteed  http://www.certainteed.com/  25 year asphalt shingles with vent ridge. The exterior walls have Dutch lap vinyl siding from Revere Building Products http://www.reverebuildingproducts.com/default.asp. Vinyl cornice and seamless gutters complete the exterior. The interior of this porch has ceramic tile flooring with border.  An electrical package that includes ceiling fan, recessed lighting, exterior lighting and many outlets for a wide range of furniture placement options. We expanded a 10′ x 18′ deck to a new 14′ x 20′ screen porch with 4′ x 4′ landing and 8′ x 8′ deck with wrap around stairs. All decking and railings on this project are Timbertech XLM PVC installed with tiger claw hidden fasteners. The porch is maintenance free with Hardi plank prefinished siding and cornice to match. Eze-Breeze sliding panels have also been installed on this porch for a 3 season room.

Another photo of the final porch project

This new 14 x 20 porch was built using the existing 10 x 16 deck. We installed new brick piers for the expanded size of the porch. The basic framework for the flooring system is pressure treated. We then installed composite flooring with hidden fasteners on the porch as well as the deck and landing. The railings are also composite which give the decorative look of wood with almost no maintenance just a seasonal wash down. All of the porch post and beams have been wrapped in aluminum coil for a clad finish. We needed to remove and install a new shorter twin window at the existing double window upstairs for the roof to continue across the rear of the home. The shingles are a dimensional design with a 30 year warranty to match the existing and have Velux glass skylights for more natural light to enter the room and the home. Hardi-Plank prefinished siding was used for the wing walls of the porch and was removed and reinstalled as needed for the “tie-in” of the porch and deck. The Eze-Breeze panels are aluminum and provide multiple venting options for this new or an existing porch. Instead of traditional screen doors we used Pella aluminum storm doors for the entrances for the porch.
