Here are the final pictures of a recently completed 3 season room in Varina.

Infrastructure for most porches utilize pressure treated framing.

Our maintenance free porches include either aluminum or vinyl clad post.

All of our porches are constructed to match the original design of the home.

These composite railing are a new product that have a price point of vinyl but the more desired look of wood.

This porch has sliding porch panels that add extended months in the spring and fall which allows more time for porch usage.

Here is another screen porch conversion project that have completed in Henrico Co

First the existing screening and framing was removed.

New framing and the existing post were wrapped with smooth aluminum trim coil.

New custom sized vinyl 4 track windows were installed in each opening.

These projects can be completed in 2-3 weeks from the time of order and are less invasive and expensive than construction for a traditional sun room.

Now that the framing and roofing is completed the vinyl siding now being installed on the new portion as well as the existing home.

The vinyl siding that matched this home is Dutch lap Woodsman Select provided by Norandex building materials.

All of our soffit and aluminum cornice for the porch are matching to the original design of the home.

The composite railing are a new product that have a price point of vinyl but the more desired look of wood.

Now that the framing is completed the roof shingles are now being installed.

The rood shingles are a matching Owens Corning driftwood 3 tab asphalt shingle.

All of our new roof projects include ice and waters shield at overhangs, felt on the field, aluminum flashing, ridge vent and cap shingles.

Our roof projects are also nailed down. No staples are used to install our finished shingle products.

Here is a progress photo of a maintenance free screen porch project that is ongoing in Henrico Va.

The new maintenance free screen porch will be 16′ x 16′ and will have a 10′ x 16′ deck.

Our Sliding porch panels will be installed on the exterior of this porch.

We first removed the existing pressure treated deck from the home.

Footings are dug to a depth of 18″-24″ and are inspected by an outside engineering firm.

Concrete and block will be installed in footings for porch support.

Support post will be 6 x 6 pressure treated post.

Beams, band and floor joist are 2 x 10 spaced at 16″ on center.

Screen is installed over the floor joist and Premium Cox #1 kiln dried decking.

The beam work is doubled 2 x 8′s and is supported by vinyl sleeved 6 x 6 post.

Rafters are 2 x 8′s spaced at 16″ on center.

Here are some final photos of an 12′ x 18′ screen porch conversion to a 3 season room in Chesterfield Va.

We  installed new vinyl 4 track windows and 2 new Pella storm doors

First the existing framing is being removed and adding additional framing as needed for panel installation.

New framing was installed and the existing framing will be re-stained.

Panels were caulked and screwed into place and new storm doors were installed.
