Screen porch conversion in Richmond with new 3 season room Sunspace Weathermaster panels.

We removed the existing lattice, screen and screen framing.

New framing was installed and wrapped with  aluminum trim that was custom bent on the job site.

Sunspace Weathermaster vertical 4 track panels will be  installed using silicone sealant and fastened with self-tapping white screws

The door is a self storing  and have built in screens with satin nickel hardware.

Here is another progress photo of a maintenance free screen porch project that we are working on in Richmond Va.

The existing 14′ x 14′ deck and adjacent landing was removed and disposed of.

The new maintenance free screen porch will be 14′ x 16′, a 8′ x 8′ grill landing and set of stairs to the ground.

The existing configuration though wider to avoid the kitchen window will be utilized as the design is convenient for driveway access.

Floor and beam framing is made of 2 x 10 and 2 x 8 pressure treated material.

Premium 5/4 decking was used for both the porch and the adjacent landing.

Support post and beam for the roof are vinyl sleeved 6 x 6 post with doubled 2 x 8′s that will be wrapped with aluminum trim.

Rafters are 2 x 8 traditional framing for the vaulted ceiling that will be covered in vinyl as well.

Roofing is a matching 3 tab asphalt 30 year shingle with ridge vent installed.

Screen porch framing has been removed and remaining has beed trimmed with aluminum

Here are some progress photos of west end 3 season room porch project .

The new porch will be 12′ x 19′ and will be completely maintenance free and have Sunspace Weathermaster sliding panels.

Framing for the porch consist of 2 x 10 band and beams, floor joist are 2  x 8 spaced at 16″ on center.

The pressure treated flooring for the porch is angled for nice aesthetic appeal.

Porch columns are 6 x 6 pressure treated post with a seamless PVC vinyl sleeve installed over the structural 6 x 6.

Beam work for the roof system are doubled 2 x 8′s  and the rafters are also 2 x 8 material that is space for 2 new Velux skylights.

There will also be a new deck that will be 14′ x 17′ and will be adjacent to the new porch.

This maintenance free screen porch and deck are in the Tarrington subdivision in Chesterfield Co.

We removed the railings from the existing 12′ x 20′ deck and built this shed style roof with a covered landing. The roof supports are 6 x 6 pressure treated post with vinyl sleeves. All beam work and cornice is wrapped in PVC coated aluminum. We used cement based siding style that matches the home and also painted to match the existing. Railings for both the screen porch and new deck are custom vinyl with aluminum stiffeners in the color of white. Screen Ez is the product that we use for all of our screen room projects. The interior has a flat screen TV with HDMI and traditional GFCI outlets as well as 2 ceiling fans and surround sound.

The new pressure treated deck is 12′ x 18′ and 2- 4′ x 5′ landings with angled decking, stairs and vinyl railings to match the screen porch.
