Here are a few photos of a deck that we are building in conjunction with a Florida Room.

Existing size of the deck was a 12 x 12 and we added the brick columns and new framing for the enlarged 13 x 14 deck sizing.

The deck has Timbertech evolutions composite deck installed with Tiger Claw hidden fasteners.

Rails for this project are a white T-rail style with square pickets and have aluminum stiffeners installed in them for added strength.

PVC accent boards have been installed around the perimeter and face of the stair stringers.

Lattice and siding will be installed soon on the addition so check back soon.

Here are a few photos of new porch and deck addition on Chesterfield side of Lake Chesdin.

We are removing all railings and decking from the existing deck.

New Timbertech XLM PVC flooring will be installed using tiger claw hidden fasteners.

A new 12′ x 33′ porch roof will be built over the existing deck and a new deck will be built for a hot tub and new stairs to the rear pool area.

Here are some progress photos of west end 3 season room porch project .

The new porch will be 12′ x 19′ and will be completely maintenance free and have Sunspace Weathermaster sliding panels.

Framing for the porch consist of 2 x 10 band and beams, floor joist are 2  x 8 spaced at 16″ on center.

The pressure treated flooring for the porch is angled for nice aesthetic appeal.

Porch columns are 6 x 6 pressure treated post with a seamless PVC vinyl sleeve installed over the structural 6 x 6.

Beam work for the roof system are doubled 2 x 8′s  and the rafters are also 2 x 8 material that is space for 2 new Velux skylights.

There will also be a new deck that will be 14′ x 17′ and will be adjacent to the new porch.

Hanover  porch project

Here we removed the existing decking and railings to build this virtually maintenance free 3 Season Porch with retractable EZE-Breeze panels. The panels in this porch open vertically and can be opened from the top or bottom allowing for flexibility to obtain any level of ventilation desired. With this porch system you can bring the outdoors in and keep the pollen out. This is a view of a screen porch that we are currently working on in the Fox Head subdivision of Hanover County Virginia.

The shingles that we used are matching Certainteed http://www.certainteed.com/products/roofing3-tab 25 year and are asphalt and fiberglass based. Remaining items on the roof system include ice and water shield on entire roof and ridge-vent with cap shingles. The vinyl siding on the project is Reveer Berkshire has a graceful beaded ridge, subtle brushed texture and distinctive shadow lines of this 6-1/2″ profile will give your home a warm and inviting ambiance. The porch will be totally maintenance free and will provide years of exterior enjoyment.

This porch has the vinyl siding completed and ready for screening and final trim out. The vinyl siding that we used is manufactured by KP building products http://www.kpproducts.com/kpbp/index_country.htm and is a deep beaded style t0 match the existing siding on the home. The ceiling has 8″ beaded porch ceiling soffit. All posts and beams are wrapped with PVC coated aluminum trim. We will be screening with screen eze, installing PVC band boards, and hanging  a new vinyl screen door. Please check back soon as we will be updating this and other projects soon.

Maintenance free gable roof, screen room and deck.

This project incorporated some of the finest materials available on the market they included Timbertech Composite decking which was ran at an angle, to accomplish this we needed to run additional framing to deck substructure for changes in direction of the deck surface. The railings are maintenance free T-rail style that look and feel like freshly painted wood. Solid PVC accent boards and lattice trim out the entire exterior of the porch for a finish that will never need painting  just a seasonal wash down. Screen-Eze screen tracking was the screening product of choice for its low service an ease of replacing screening as needed (no spline no rollers).
